is there a form for annual inspections on rental property?

My mom owns a rental property they did a move in report but since then they ahve asked her to fix several very expensive things in the house ie new garagae door with automatic enterance thing, new hardwood floors, ect. now she would like that to go into an inspection that is signed but i can nt find a form for an annual inspection. does anyonw know where I can get one. The land lord and tenants act people told me that we can not write on the exsisting inspection.

    Was the property inspected by the city before she rented it? Most city requires an occupancy permit before anyone can move in. This should cover all conditions, before the renters move in. A garage is not a living area., along the back door has a dead bolt lock. Therefore the garage can be fixed later. Also what do local government requires of leasing property

    No, there isn’t a “form” as such. But she is perfectly within her rights to an annual inspection and to require ongoing repair of current damages.

    I would not do a point-by-point inspection, I would simply do a casual quick walk-through two or three times a year. If a problem is noted I would then give them a week’s notice that the conditions I observed warrant a more detailed inspection.

    However, they are living there so don’t expect pristine cleanliness, you are concerned only with physical damage and serious filth. If you note damage (as opposed to wear and tear) accumulating it is foolish to sit by and let it happen and hope the deposit will cover it.

    If they fail to comply simply and professionally state that the repairs will be done and they will be billed and if they don’t pay they will be required to move or face eviction.

    Unless there is vandalism-type damage to the garage door she is responsible it is probably normal wear and tear.
