Form1098S from Jersey not received. Sold rental prop. How do I get and is it a blank form or like a 1099?

alioop908 asked:

I sold a rental property in Jersey. I live in FL. Accountant asked for a 1098S form which I don’t have. Is this like a 1099 which Jersey was to send me or is it a blank form I can download? If Jersey was to send, how to I obtain another one?

What is the best way to go about purchasing a rental property with multiple buyers?

Salsero Ed asked:

A couple of my friends and I are looking into buying one or more large houses to rent out to college students. What is the best way to approach this? One friend suggested forming an LLC and then purchasing the property under the LLC’s name. I was told this option would allow us to protect both our individual and group assets. I would appreciate insight from anyone with experience in this area. Also, suggested resources (web, books, etc..) would be helpful. Thanks…

Renting Your Home Without A Rent Realtor

by Andrew Stratton

Time to rent your home, but not sure how to do it? The simplest way is to find a rent realtor to handle it for you. They’re the experts, and they can get the job done right. They also cost you money, and it can be unnecessary to use one.

What A Realtor Does

He does a number of things for you, and these are all things you can handle yourself if you’re willing to put the time into it. They’ll list the property for you and handle the applications that come in. They work as the middle man between you the landlord, and your tenants.

Handling the job yourself puts you in complete control of everything. This way, you can review all the applications yourself and really get to know who you’re renting to. Let’s look at the steps for doing it yourself.

List Your Rental Property

The first step is to list your property in your local apartment or condo listings. There are magazines available with houses for rent, as well as websites online that offer regional rental properties. You can also try sites like Craigslist and put an ad in the paper. The more places you list, the better your chances of getting the word out to potential tenants.

Show The House

Once you start getting calls about the place, make appointments to show it. Make sure it’s nice, clean and presentable. Try to get multiple applicants to come at the same time. This saves you from having to keep going there to meet one person, and it also helps handle no-shows.

Check Out Your Applicants

When someone’s interested, having them fill out an application. Once you’ve got it, you’re ready for one of the most important steps. This is one of the major jobs of a rent realtor-the background check.

Before the wonder of the Internet, only a rent realtor had access to this information. Now, anybody can run a background and credit check if they have the necessary information from the applicant. There are sites like e-renter.com and youcheckcredit.com that are tailored to landlords. They charge a small fee and allow you to check the credit history and background of anybody who applies. The small fee is well worth it. This is the most important step of all.

Choose the best applicant and arrange a lease signing. Deposit the checks, and you’re all finished. Change the locks and make sure your new tenant is all settled, and it’s done.

Renting a property without a rent realtor just means handling paperwork, listings and showings by yourself. If you’ve got the time and you want to handle it yourself, it’s easy.

Are rental payments the only way that a landlord/tenant relationship can exist?

Judith A asked:

I am not the owner of the building. I do not pay rent but I provide continuous maintenance for the building both inside and out. I provide all protective insurance coverage, including hurricane coverage. I pay garbage pickup; water, electricity for security outdoor lighting; alarm system for the building; Installed protective storm shutters to the building. I pay continuous lawn maintenance; upkeep of parking lot; installed security fencing around building, etc. Does these things constitute a form of payment in lieu of rent? Does the building owner and I have a landlord/tenant relationship?
